Your property will be re-assessed in 2012!!!

If your property assessment changed for 2012 you would have already received an Assessment Letter form MPAC they were mailed in November 2011.

The following is the web site for MPAC www.mpac.ca should you wish to contest your current cottage assessment. The Provincial Government with the help of WRAFT, CAPTR and Many Cottagers Associations pressure have frozen assessment for 2 years. Your peoperty will be reassessed in 2012. The following are instructions and guidance in completeing your RFR.

Once you arrive at the MPAC web site www.mpac.on.ca click on "About MY Property". Once you arrive at the "Welcome to About My Property" page click "Click Here to Login" you will be directed to the "Log In Page". On your 2008 Assessment Notice your " ID (tax roll number) and password" can be found in the lower right hand corner of the notice enter roll number and password as directed. With this password you can access MPAC and get the detailed Information on comparable properties that are similar to yours properties free. Enter your Roll number and password and click "Enter", you will be directed to your own property profile, save and print yur profile and review carefully for accuracy. Once you have obtained the 911 and street name of the properties you feel are sillier to yours, at Bottom Right of this screen click here in lower right corner. At this page enter one of your 911 in street number, enter the street name only (do not enter road, crescent or avenue etc.) and click search. In the upper right you will see the Property Detail Snapshot, the ADD button will be highlighted, click to add this property to your Properties Of Interest, It will be added to your list, add the next 911 number and continue until you have entered all the properties you wish. When completed click "View Full Report" it will show all the properties in columns for your review. Save this form and print for use later.
Remember only the dwelling need be similar (square footage, bedrooms, bathrooms, basement or not), landscaping and other esthetics are not important at this point. Drive around your lake, other lakes, Bracebridge, Gravenhurst etc. and and when you see a similar property write down the address (911 number) and street name. You may use properties not waterfront but you will have to allow for the difference in property cost from non waterfront properties. You may call MPAC Bracebridge Office at 705-645-8994 and get the value of your property (land only) that was used for your 2008 assessment, also obtain from MPAC a property figure for non waterfront property owners.

You have until March 31, 2012 to submit your RFR for 2011 Tax year and may resubmit annually for further reductions.

BE AS DETAILED AS POSSIBLE TO MAKE THE POINT THAT YOUR ASSESSMENT IS OUT OF LINE. ALSO MAKE SURE YOU GIVE MPAC A VALUE THAT YOUR ASSESSMENT SHOULD BE IN YOUR LETTER BASED ON YOUR ANALYSIS.

Pictures speak a thousand words, take pictures of the properties you used for your comparison, identify with address and include in you cover letter along with pictures of your home.
